Measuring Revenue

Weighted Pipeline Value

Also known as: weighted pipeline, pipeline forecast, forecasted revenue

Definition

Weighted pipeline value is the total of every open deal's contract value multiplied by the likelihood of closing at its current stage. It turns a list of prospects into a realistic revenue forecast, which matters for custom home builders who plan crews, lots, and cash flow a year or more ahead.

For custom home builders

A raw pipeline total overstates the future: a $1.2 million home at the first consultation is not worth the same as one waiting on a signature. Weighting each deal by the probability of its stage gives a number a builder can plan around.

The probabilities should come from your own history. Once stage-to-stage conversion rates are tracked, they become the weights. Custom builds have branching points, such as going back to design after pricing or pausing for financing, so stages should reflect how projects really move. Reviewing weighted pipeline alongside backlog shows whether future work is building or thinning before it shows up on the schedule.

How to measure and improve it

Formula: weighted pipeline value = sum of (deal value × stage probability) for every open deal.

  1. Record a realistic value on every open deal.
  2. Set stage probabilities from your own close history, not defaults.
  3. Keep deal stages current with a weekly pipeline review.
  4. Watch the trend monthly, alongside backlog.

Frequently asked questions

How do custom home builders forecast future revenue?

By multiplying each open deal's expected contract value by the probability of closing at its current stage, using probabilities based on their own history, and adding the results. A CRM such as HubSpot can calculate this automatically.

Where do pipeline stage probabilities come from?

From your own data: the share of deals at each stage that historically went on to sign. Until you have that history, start with conservative estimates and update them as results come in.
